WHY IS SWISS APARTMENT HUNTING SO DIFFERENT FOR AMERICANS?
─────────────────────────────────────────────────
Swiss rental applications work in reverse from the US system. Rather than choosing an apartment and signing a lease, prospective tenants submit extensive documentation and landlords select among dozens of applicants. Özgür Ogulkanmis, founder of Swiss Expat Realtor, describes it as feeling like "applying for citizenship."
─────────────────────────────────────────────────
WHO CAN BUY PROPERTY IN SWITZERLAND AS A US CITIZEN?
─────────────────────────────────────────────────
Switzerland distinguishes between EU/EFTA citizens and "third country" citizens, a category that includes Americans. A US citizen holding a B permit can buy exactly one property, the one they live in, with no right to purchase a second home or rental property. EU/EFTA citizens with the same permit type have more flexibility. A C permit, generally available after about five years on a B permit plus a language requirement, brings full parity with Swiss citizens on property rights.
─────────────────────────────────────────────────
DOES A SWISS PERMIT GUARANTEE THE RIGHT TO BUY?
─────────────────────────────────────────────────
Not automatically. Notaries and authorities can look for evidence of genuine long-term intent to live in Switzerland, beyond simply holding the correct permit type. Local grocery shopping, community involvement, and other signs of an established life in the country can factor into the decision.
─────────────────────────────────────────────────
CAN YOU KEEP A SWISS PROPERTY IF YOU LEAVE THE COUNTRY?
─────────────────────────────────────────────────
As of this recording, there is no legal requirement to sell a property upon leaving Switzerland. Owners can rent it out instead. This is subject to ongoing political discussion and could change.
─────────────────────────────────────────────────
SHOULD YOU GO THROUGH TEMPORARY HOUSING FIRST?
─────────────────────────────────────────────────
Not necessarily. While temporary housing is a common assumption, most clients secure permanent housing directly, using temporary housing only as a backup plan, particularly for families with children who want to avoid a second disruptive move.
